Our team was charged with analyzing the existing market conditions and determine the feasibility and benefits of consolidating operations in Orange County.
Our analysis included demographics, zip code analysis, space programming, space planning, workplace strategies, etc.
It became clear that Hewitt Associates would realize significant operational and financial efficiencies if it consolidated all operations into a new facility.
Our team then entered the Orange County marketplace and strategically positioned Hewitt Associates so as to obtain the best possible outcome.
After concurrently negotiating multiple lease, purchase and build to suit alternatives, it was determined that the best solution for Hewitt Associates was to pursue a lease equity position in, a brand new Class A building in the John Wayne Airport area.
Through strategic negotiations, our team was able to get a significant below market lease rate with a lease equity position without any capital outlay.
The project was located at 3 Hutton Centre in Santa Ana, CA., and encompassed a transaction of 70,000 sf of office.
