Founded in 1994 CNI College provides quality career education to students who wish to pursue occupations in allied health and related fields. CNI is a nationally accredited college and offers degrees in eight separate disciplines in the health care arena. Graduates of CNI College are well prepared for a variety of health care occupations and the school has been rated as one of the best vocational schools in the State of California.

APPROACH

CNI occupied two separate locations in Orange County and needed to consolidate into a single campus. It was imperative that the new location provide ease of access, proximity to a specific demographic and a deep amenity base for its students.

In addition the campus needed to be up and operational with no downtime to disrupt their business.

The team was hired to provide workplace solutions, an in-depth market survey, a cost/benefit analysis, transactional negotiations, and post-occupancy support for a single campus in the heart of Central Orange County.

RESULTS

Starting with a detailed financial analysis, our team prepared an accurate budget for CNI, so they could fully understand all costs involved with consolidating two locations. We then undertook a thorough review of the market, relying on existing knowledge of available space that could adequately meet the needs of CNI.

Having narrowed our search to two locations our team expertly leveraged each alternative to achieve the best possible economic package.

The campus is now located in Town & Country Office Park in Orange, CA., and the transaction size was 38,690 square feet.
